CALGARY / RESIDENTS’ ASSOCIATION
Sage Hill Residents Association
SHRA funds entranceways, planters and selected pathways in part of Sage Hill. Its 2026/27 annual fee is $100 plus GST for single-family properties and $75 plus GST for multi-family properties. Confirm the title and account: the neighbourhood name alone does not establish membership.
No individual title, account balance or household access is certified here. A maintenance boundary, nearby amenity or condo fee does not settle those questions.

Published deadline / period: Payable April 1, 2026; late charges after May 31
Published late-payment information: The 2026/27 notice states a $25 late fee plus interest after 60 days, with past-due accounts identified from June 1. The interest rate and tax treatment of the late fee are not specified. Confirm collection timing and legal costs with management.
$105 or $78.75 including GST. The dated notice takes precedence over the older FAQ's April 30 wording. The notice says rates are unchanged, but no independently dated prior-year fee notice is reproduced here. Budget reserve contributions are not a reserve account balance.

02 / THE PROPERTY CONTEXT
mandatory
The FAQ describes a registered encumbrance. Obtain the actual instrument for the property; this research does not verify every Sage Hill title.
SHRA explicitly serves a subset of Sage Hill. Ask management to match the legal description to its accounts; the municipal map on this site shows neighbourhood context only.
Mandatory annual assessment follows the included property's title. Confirm the single-family or multi-family class on the account.
Owners must update management when renting. Separate tenant voting, portal rights and any suite-specific charges have not been verified; renting does not itself settle the owner's assessment.
SHRA does not cover the entire neighbourhood. Check the property's association and title rather than transferring this fee schedule to every development.
03 / THE PROPERTY CONTEXT
Maintains three pathways branching from the ravine and two community entranceway properties. · Pays for assigned landscaping, tree and planter care, and snow clearing.
04 / THE PROPERTY CONTEXT
Other ravine and connector paths are City responsibilities. Confirm the location before reporting maintenance.
Access: unknown. Fee funding: reported.
05 / THE PROPERTY CONTEXT
The TownSq page asks owners to report sales, rentals and contact changes. New owners must provide land-title evidence for the account update.
SHRA describes a volunteer homeowner board with up to ten directors serving one-year AGM terms. C-Era handles management. Current bylaws and detailed voting provisions remain to be obtained.
The general FAQ mentions possible architectural controls, but does not establish specific current rules for a fence, roof, solar installation or secondary suite. Review the property's registered documents and applicable approvals.
06 / THE PROPERTY CONTEXT
The City maintains other greenspaces, ravine pathways and street connector paths; route those concerns to 311. · The separate Community Association handles civic advocacy and neighbourhood activities. · SHRA's service area covers only part of Sage Hill. Its overview map is not a parcel membership or land-ownership survey.
08 / THE PROPERTY CONTEXT
SHRA describes mandatory annual fees secured by a title encumbrance. The actual registered instrument, parcel schedule and amendments have not been obtained. Review the instrument registered against the specific property.
