CALGARY / HOMEOWNERS’ ASSOCIATION
Rocky Ridge Ranch Homeowners Association
The Ranch HOA maintains a private recreation park and shared neighbourhood features. Encumbered properties carry mandatory fees; tenant authorization, guest visits and a limited special-membership route are separate arrangements. The Ranch is distinct from RRROCA and the Shane Homes YMCA.
No individual title, account balance or household access is certified here. A maintenance boundary, nearby amenity or condo fee does not settle those questions.

Published late-payment information: FAQ: 2% monthly from February 1, collections after May 31, and privileges suspended while unpaid. Confirm the dated account balance and deadline.
The FAQ states $262.50 including GST; the fee-search form describes a January-December assessment. No dated 2026 amount notice was verified. Retrieval ordering does not establish the fee year. Deadline conflict: FAQ January 31; January 2026 newsletter February 1. Confirm the invoice.

Transfer requires paid-up fees, signed owner authorization, tenancy agreement and ID at the office. Owners must report tenancy and billing changes in writing.
The transfer form does not settle simultaneous owner access or every occupancy arrangement. Obtain household-specific written confirmation.
Registration is linked publicly, but the attached terms are an October 2024 limited-capacity pilot. Confirm acceptance, current price and facilities before relying on access.
03 / THE PROPERTY CONTEXT
Uses annual assessments for the Ranch building, grounds, amenities, staff and member events.
04 / THE PROPERTY CONTEXT
Access: member only with guests. Fee funding: reported.
Separate rental booking and charges apply; membership offers rates, not an unrestricted event booking.
Tennis uses online reservations; the FAQ identifies two pickleball courts on the lower court.
Published boating access does not establish swimming or fishing privileges.
Posted 2026 seasonal closing date: September 7. Check operating notices for a planned visit.
Weather-dependent winter operation; a park card is not confirmation of safe or open ice.
05 / THE PROPERTY CONTEXT
Adult members may bring five guests per day. For six to fifteen, send the guest request at least a week ahead. Confirm acceptance before inviting the group.
Posted park rules prohibit pets, bicycles, glass and alcohol. Guardians remain responsible for children; drones and motorized remote-control devices require approval. These are park rules, not verified restrictions on private yards.
The boating page requires a waiver, supplied life jackets and adult accompaniment on the water for under-18s. It offers canoes, kayaks and rowboats with a valid card, weather permitting. The general FAQ instead mentions under-12s and a different opening date; confirm the current operating instructions with staff.
A complete current architectural package has not been reviewed. Obtain title covenants and any condominium rules before planning fences, decks, roofs, solar panels or landscaping changes.
No specific source attached to this item. Confirm before relying on it.
The association describes fee-current owners as eligible to attend, vote and stand for election. Tenant amenity authorization should not be treated as proof of a governance vote.
06 / THE PROPERTY CONTEXT
RRROCA community membership is a separate service. · The City-owned, YMCA-operated recreation centre has its own admission arrangements.
08 / THE PROPERTY CONTEXT
The association describes mandatory annual fees secured by a title encumbrance. Review the instrument registered against the specific property.

Historical pilot terms still linked by the special-membership page. Current availability and price need confirmation.
Cover says dues are due February 1, while the FAQ specifies January 31. Confirm the invoice deadline.
