CALGARY / LAKE ASSOCIATION
Lake Bonaventure Residents Association Ltd.
A separate private-lake association around Lake Bonaventure, with annual fees secured by an owner-title encumbrance. Its lake, island and shared pathways have their own access rules. Current fee amount is being verified; Lake Bonavista charges and privileges must be checked separately.
No individual title, account balance or household access is certified here. A maintenance boundary, nearby amenity or condo fee does not settle those questions.
01 / FOLLOW THE MONEY
Ask the association for the period, property class, taxes and any separate charges. Unknown is not zero.

yes
LBRA describes lake, green spaces and pathways enclosed by Lake Placid Drive. The welcome pack illustrates seven access areas. Neither establishes a current legal parcel list; verify the property's encumbrance and its assigned pathway. This is a distinct association within the wider Lake Bonavista area.
Condo eligibility is not verified for Lake Bonaventure. Lake Bonavista Homeowners Association explicitly excludes condominiums, but it is a different association. That rule cannot establish eligibility for Bonaventure. Request the current eligible parcel list and written confirmation for the specific unit.
Members in good standing and Family Members may use LBRA property under the rules. The articles' complete membership and Family Member definitions still need review.
All guests must remain with a Member. The adult guest allowance is described as reasonable without a numerical cap; Family Members under 16 may have two guests and must themselves be accompanied by a Member.
No reviewed tenant-transfer or landlord-overlap policy. Obtain written eligibility confirmation; do not borrow Lake Bonavista's household rules.
No specific source attached to this item. Confirm before relying on it.
Access is private to members, eligible family members and accompanied guests. A nearby address alone does not establish membership.
03 / THE PROPERTY CONTEXT
Funds lake operations and maintenance, including the maintenance superintendent, water pumping, purchased water and rainbow-trout stocking. · Manages shared access areas and island docks under rules for members, eligible family members and accompanied guests.
04 / THE PROPERTY CONTEXT
Unsupervised private lake use; follow June 2025 rules and current safety notices.
Shared access docks serve the members assigned to that pathway. Island and bridge are off limits after dark.
Ice conditions vary; this record does not confirm that the lake is open or safe on any particular day.
05 / THE PROPERTY CONTEXT
The ten-year plan prepared April 25, 2024 assumes $1,750 per residence across 143 residences. It includes a 2026 projection, but does not establish a 2026 invoice or GST treatment. May 2024 minutes record approval under the treasurer report; May 2025 minutes say the budget and ten-year plan were reviewed. Obtain the current approved assessment before relying on the planning figure.
The April 2024 plan schedules pump replacements in 2026, 2028 and 2030, alongside island dock/electrical work and later equipment replacement. These are estimates and planned dates, not confirmation of completed work or special assessments. Request current financial statements, project outcomes and the updated reserve plan before assessing future costs.
May 26, 2025 minutes record a 25–1 vote to change Article 4(e) from a maximum of 200 memberships to no more than 143 persons. This is evidence of the recorded resolution, not a current registered parcel list or proof that a particular household qualifies. Obtain the complete articles, filing confirmation and later amendments.
The June 2025 rules require payment in full by the invoice deadline. They specify 1.5% monthly interest beginning on the first day of the following month and describe discretionary lien or collection action. Default can suspend household access and meeting attendance/voting. Current amounts, GST and account balance remain unverified.
Access is during daylight unless the board specifies other hours. The island and bridge are always off limits after dark. Family Members under 16 and all guests must be accompanied by a Member at all times.
The board may require Membership Cards on association property and inspection on request. Cards are non-transferable. Replacement cost and the new-owner process are unconfirmed.
The rules allow a reasonable number of guests without a general numeric cap. Family Members under 16 may have at most two guests; the Member-accompaniment requirement still applies.
June 2025 rules set a daily household limit of five fish, including guests. Guests must fish with a Member. Live bait and cleaning fish on lake property or docks are prohibited. The older welcome pack says five per person; use the newer household rule and seek clarification if older materials are supplied.
Manual watercraft and boats with small electric motors are permitted; gas-powered boats and anchors are prohibited. Operation must be in the charge of a Member or Family Member aged at least 16. The association requires life jackets while using watercraft; this is reported as an association rule, not independent verification of provincial law.
Moor away from dock fronts. Shared-dock users should use the provided rack where side mooring is unsafe, or store watercraft on their own property if racks are full. Remove boats before freezing; take water toys home when not in use.
The rules allow each lakeside Member one floating dock, at most 16 by 16 feet, conforming to historical standards. Contact a director before repairs or replacement. Railings and contaminating coatings are prohibited. Shared access docks are for members on that particular pathway, not every lake user.
Coordinate development near the shoreline with lake maintenance. Keep adjoining access paths unobstructed and trim growth to the property line. Construction crews, equipment and materials are prohibited on shared pathways during summer. Do not drain pools or hot tubs into the lake.
The rules exclude pets from the water, pathways, island, docks and ice, and describe a service-dog exception with identification. Confirm accommodation arrangements with the association.
Alcohol, glass, smoking and vaping, open fires, fireworks and barbecues are prohibited on association property. The rules also prohibit bicycles and vehicles.
The association describes an unsupervised lake with swimming at the user's risk. Jumping or diving from the bridge is prohibited. Check current water and ice notices; a seasonal activity listing is not an opening notice.
06 / THE PROPERTY CONTEXT
The welcome package distinguishes LBRA from Lake Bonavista Homeowners Association, which provides Lake Bonavista access, and the separate community association's recreation programmes. · Do not treat a Bonaventure account as confirmation that another association's dues are paid or its household access requirements are satisfied.
08 / THE PROPERTY CONTEXT
The association describes mandatory annual fees secured by a title encumbrance. Review the instrument registered against the specific property.
