Sections 2 and 4 include owner-occupiers and landlords. Membership transfers with title. Confirm the member register after closing; the defined subdivision excludes the golf course.
Sections 14–18 provide one vote per lot in good standing. Proxy holders must be members, may carry at most two proxies, and must present the written proxy for its designated meeting.
Section 6 suspends voting during encumbrance arrears. Section 19 also restricts attendance, voting, proxy representation and quorum after sums remain unpaid for 45 days following a written demand. Confirm account standing before a meeting.
Sections 44–45 describe member decisions on equal assessment increases. Sections 47–48 provide member inspection of accounting records and financial/auditor reporting at annual meetings. Request current records and amendments.
GECA reports reimbursing 60% of collected condominium-resident fees to the respective corporation. This is not a discounted homeowner invoice or a direct owner refund.
East/West and condominium controls differ. GECA's summary requires green chain-link in East/West, while its Estates example uses black. Rear gates facing the golf course are prohibited. Confirm the registered text and contact GECA or the relevant condo board before changes.
The association reports relaxing the shake-roof requirement for safety. Obtain approval for the proposed replacement. Its summary also requires Town approval for drainage alterations; some lots restrict pools.
The FAQ says solar installations have been approved, subject to required processes and permits. Shed siting and design controls still apply; obtain parcel-specific advice rather than treating the FAQ as a permit.
The June 2026 newsletter announces a 10% food/beverage resident discount at Eagle’s Nest from June 1, with proof of residency. Confirm current terms with the operator; this does not grant golf privileges.
