The posted 2005 compilation describes one member per residential property, joint-owner designation and a resident nominee for corporate owners. Clause 2.05 gives members a vote; Family Members have amenity use under the rules but no separate vote. Confirm the current register and later amendments.
Clauses 2.06–2.08 in the posted compilation address suspended amenity/voting rights for non-payment and continuing fee obligations. They do not establish the current invoice, interest rate or account balance.
The posted process asks for the phase, legal parcel, relevant covenant clause, reasons, drawings and feedback from adjacent neighbours. Board review may require more information or meeting attendance. The form states a written response within 60 days; confirm current timing. Neighbour feedback alone is not approval, and County compliance remains separate.
Submit plans for association review, notify affected neighbours and obtain County permits where required. The stated one-to-two-week review is not a guaranteed approval; covenant deviations have a separate process.
The document library identifies the lots, block and plan named in each of the five original instruments. Match all three to the current title, then check amendments and approved deviations. A street address or neighbourhood outline cannot establish the applicable terms.
Clause 33 excludes Lot 51, Block 5, Plan 0010537 from clauses 7, 12, 14, 17–20, 22 and 28. These concern pets, dwelling requirements, the building envelope, height, exterior finishes, utilities and vegetation. This clause does not establish an exemption from HOA dues or a different lake membership. Confirm the current registered terms for that lot.
Clause 31(iii) includes maintenance of a public pathway located on Lots 17–27, Block 4, Plan 9910556. The scan does not provide a surveyed route or establish general-public access to the private lakes. Obtain the current plan and any easement before interpreting its location or access rights.
The original phase instruments cap fences at six feet and also require written approval of their design and location. They restrict vegetation removal outside the eligible building envelope; Phase 5 Lot 51 is excepted from that vegetation clause. Check the property's instrument, approvals and later amendments before fencing or clearing.
The original instruments prohibit asphalt shingles and specify roof materials, with approval provisions for alternatives or waivers. Phase 5 Lot 51 is excepted from the roofing clause. These historical terms do not resolve a property's current approval history; obtain the applicable covenant and written approval before selecting materials.
Phase 3 clause 32 requires express written County permission to alter or delete clauses 27, 29–32. Phases 4 and 5 instead specify prior County notification for those clauses.
